LOCATION:

Conveniently located 1 mile north of Interstate 94 on Pewaukee Road (State Highway 164). See back page for location map and directions.

IMPROVEMENTS:

All home sites are served by municipal sanitary sewer and water, with laterals installed to the lot line. Streets will be paved with curb and gutter. Full utility services include telephone, electric, natural gas, and cable television. Each homeowner will be required to install a designated uniform mailbox and lamppost.

ARCHITECTURAL CONTROL:

An emphasis on quality materials and integrity of design will be the standard at Hawk’s Meadow. Comprised of well designed, yet affordable homes built of all natural materials, Hawk’s Meadow’s architectural controls include: Single story homes — 2,000 sq. ft. minimum; two story homes — 2,300 sq. ft. minimum; Roofs must be constructed of weathered wood dimensional shingles with 9/12 minimum pitches. Home exteriors must be constructed completely of natural materials (brick, stone, wood, Hardiplank siding, or other high quality materials), with a masonry emphasis at the front elevation. The Architectural Control Committee must approve 3 sets of building plans including exterior material samples, architectural details, landscaping plans, and stake-out surveys showing finish grade elevations prior to the building inspector issuing a building permit.

HOMEOWNER’S ASSOCIATION:

A Homeowner’s Association comprised of lot owners in Hawk’s Meadow will be created to manage and maintain the entrances, common areas, and outlots. Homeowner’s are responsible for the payment of annual dues.

SCHOOL INFORMATION:

Hawk’s Meadow residents are served by Pewaukee Lake Elementary, early childhood–3rd grade; Horizon Elementary, grades 4–6, Asa Clark Middle School, grades 7 & 8; and Pewaukee High School, grades 9–12. The City of Pewaukee School system provides bus service for children in all public schools.
